I rented to Michael for about a year in which time he only paid about half the time. There was always a “reason” and he was going to make it up but he never did.

He borrowed $1000 cash from us to put down on a car, and never paid it back, in the meantime making expensive purchases (motorcycle and expensive gear, Playstation 5, big TV and $$$ on a “medical card” and pot) totaling multi thousands of dollars.

Michael again borrowed money from me to pay for concert merch and was going to pay me when he “got his check on Friday” but never did.

Michael finally got a good job and almost immediately started moving things out. He stated that he was just putting them in “storage”, but then moved out with a one day notice. At that time, I presented him with an accounting of what he owed, which was fair and forgave many smaller debts. He agreed to that accounting, and said he would pay the money after he took care of his credit card bills which had “first priority”. He then proceeded to ghost me and blocked me on all platforms. During this time I had maintained respectful and succinct communication.
